To anyone looking for a property:

Don’t walk, run,  to talk to this lady!

If you’re not dubious or shy about what you want, she’ll lock onto your taste buds until the very last of your desires are declared! Then, she’ll scour the landscape, and will stop at nothing to find the very essence of your every dream, desire, wish, fantasy, etc., etc..

She’ll get to the essence of who you are, and if you stray,she’;ll tell you, so that, at the end, she will have tapped into your every wish at its truest.

If you play the “I know sales, and therefore, will outsmart you” game, she’ll—gently—steer you onto the honest path, and extract from you who you are, and what you really want, and here comes the best part.

Once honed in on the true hunt, SHE IS RELENTLESS!!!  Time is of no consequence, her quest is to hit the target  No amount of deception,  role playing, capriciousness –on either side of the fence- will dissuade this consummate professional from hitting her mark.

If the providers stray, she will call them on it.  If you weaken, she will call YOU on it.  Karen is your sidewinder missile.  Give her a target, and she will hit her mark- with a smile on her- and a smile on the other team’s -face.

To put it on a personal level, we came to Karen by way of a long-time successful Real Estate professional, who , upon retiring, would only refer to someone she herself respected.

Being out-of- staters, and having very tight time constraints, she devoted an entire weekend (no kidding, folks!) to showing us properties- more to get a handle on our vibes than to actually sell.

We’re not easy customers ( We’re New Yorkers, so we only buy on discount!), so the process took some time, including one disappointing  lost opportunity, where Karen the Therapist came out in all her wisdom, and guided us back to our Quest !!!

And, one day, there was the house!! Karen, the Lioness came out, and in true motherly fashion, guided us through the price bickering, and what to yield on, and what to hold fast on, and in the end, GOT US A HOUSE!!! Loe and behold, within our budget, to our specs, and on a street we loved and an  area we wanted, at a price we could afford!   

But hold on folks, it doesn’t end here! We thought it would. Karen went further. At closing, she had contractors lined up, property managers ready to service, utilities all lined up  insurance guys waiting—By the time closing was over, all, and I mean ALL, was taken care, and best of all, my wife and I had made a new friend…  who, co-incidentally found us a home…….

Good morning John!

We miss you too. Its crazy the impact that someone can have on your life but john you have left such a great foot print in all of our lives especially for my boys! You are awesome, not just in real estate but awesome as a person. My husband speaks highly of you all the time that means alot to me because he doesnt have any male role models down here. So as a man, father and the head of his home he has just learned all he could on his own. you have made a bigger impact on my husband in just a few months more than my step father has in 10yrs.  Your conversations with him and us have been like therapy :) better yet acknowledgement that we are headed in the right direction and making good choices. We wanted to describe to you why we absolutely adored working with Karen Eberson. Karen is immensely knowledgeable, exceptionally proficient and extremely wonderful. 

Karen is a very detailed person with great notes and an excellent memory. She is very prepared for the meetings we have had. While we were writing our contract for the new house in Woodstock, we left the final editing up to Karen. That is a very rare moment for the H. Family. We are two engineers that check over everything before we sign. To let someone else take over that task is very high praise for Karen and an indication of the enormous amount of trust that we have in her.

Karen was there every step of the way. She helped stage our home, get all the little repairs taken care of and close the deal. We were a little anxious about having everything ready for the closing of the old house, and called her every couple of hours, but Karen was very understanding. She patiently “held our hands” the week of the closing.

Karen was there for the new home as well. She helped tremendously through the 3-hour contract writing, 3 hour pre-construction meeting, a 7-hour design center meeting; another 3-hour design center meeting, a one-hour walk through and a one-hour closing. She helped set the tone of the various meetings.  They were professional and efficient, but also light hearted and full of laughter. Karen has some great interpersonal skills!

Karen has given us great advice during the home buying and selling profess.  She has balanced money, personal lifestyle and time constraints with deftness. Buying and selling a home is a very emotional transaction for us. This was the first house we sold and second house we bought in 12 years.  We needed a realtor that could understand us quickly and relate to us.  Karen was a perfect fit! She is the best at her job and a super human being.  We would refer her to anyone.

I would highly recommend Karen Eberson as a great realtor to anyone looking!  She came recommended to me from my previous realtor in Savannah, Georgia.  Right after our first initial meeting, I knew Karen was the right realtor for me.  Only looking for my 2nd home, she took into account the WHOLE greater Atlanta area and helped me narrow it down to the best growing areas for me by commute, traffic, schools, neighborhoods, etc. 

She always reminded me to look for certain structural potentials and concerns in the home when viewing and was also always playing the “devils advocate” to be sure I was aware how much work, effort, time, and money I would be biting off if I were to invest in a fixer-upper.  We always looked at the areas and neighborhoods first prior to even looking at the house which proved very beneficial – as some homes were not in the best neighborhood that a single woman would need to be living in!  I recall she also stated that I would not put you in a home that I would not be comfortable living in myself alone - she was absolutely right!

After a few months of searching, hunting, and looking – I found the perfect house!  Karen and I both knew immediately when we walked in that it was the house for me!  Everything worked out perfectly, and in a timely manner – as we closed in a little less then 30 days!  It’s a great house that I now proudly call home, and I have Karen to thank for all her hard work in helping me find it!  I will definitely use Karen again in the future and also would highly recommend her to anyone as well!

My name is Jamal.

John Damiano assisted my family with a home purchase in October of 2005. John's professionalism made the house buying process a painless event.

Specifically during the house buying process John prevented us from making a mistake that would have cost a thousand plus in earnest money. Shortly after placing a contract on a property we found out it was in a flood zone and that our flood insurance would be in the thousands instead of the hundreds per year (almost $10,000). After several quotes and conversations with the selling agent we thought we would be out of our earnest money, however John informed us that he added a clause to the contract. The clause that he added specifically mentioned that if we were in a flood zone than we could terminate the contract. We did and we got our earnest money back. Having the right person with the right experience is a great thing.

My husband and I purchased out first home in March 2005, with the help of Karen Eberson of RE/MAX® Greater Atlanta. Being first time homebuyers, we were extremely nervous about the whole process- would we qualify for financing, and would be find anything that we could afford?

When looking at houses, we really appreciated Karen's knowledge and eye for detail. We looked at probably a dozen houses before we found the one we wanted. She was quick to point out any problems with the properties we saw - things we would never have even considered such as structural concerns, maintenance costs, etc. Once we found the house we wanted to buy, she recommended a great home inspector who alerted us to potential problems. She also found reputable vendors to make the necessary repairs, and coordinated everything with the sellers and their agent. She went out of her way to make sure that the necessary paperwork was signed and delivered within the specified timeframes. Karen took great care of every detail through the entire process.

I had heard horror stories from friends about financing a home, but Karen recommended a lender who was very experienced in the type of loan what we needed. Thanks to this, everything went very smoothly, and we even got money back at the closing table.

In summary, we were very pleased with our experience in every way. Karen was attentive and supportive during this exciting, yet stressful time and she was a pleasure to do business with. I give her my highest recommendation.

I am writing to tell you of the exemplary experience I had with Karen Eberson of RE/Max.

In January of 2006, my husband John and I made the decision to get our house ready to market so that we could re-locate to Cherokee County. The first thing on our list was to call Karen and ask her to come over and give us some advice on what we could do to make our home sparkle. She came to the house and went with us from room to room making recommendations – nothing expensive or elaborate but a bit of tweaking to get it in shape. She spent hours with us that day explaining how we needed to proceed to get the best possible price and giving us suggestions for looking for a new home. We followed Karen’s advice and began transforming our home into the showplace that she envisioned.

In the midst of this, we found a neighborhood in Cherokee County into which we wanted to move. While we loved the neighborhood we didn’t see the “perfect” house for us. We told her what we were doing and asked for advice. She not only came with me to the property but spent the time talking to the builder we were interviewing. She had some great questions (ones we had not even thought of) and helped guide us through the process of selecting the lot, the builder, the financing, and making design choices for our home.

Karen found a buyer for our former home within a few weeks of being on the market. Not only did we sell quickly but we sold at a price within 5% of our asking price thus making a tidy profit. The building process of our new home went so smoothly we got looks of disbelief when we told the story to friends. The project came in within budget, on time and we closed within 2 weeks of the original estimated date. Both closings completed without a hitch and Karen went out of her way to make sure we were properly represented as both sellers and buyers.

I can honestly say that I have never had a more positive experience. Karen Eberson is the consummate professional and I will never hesitate to recommend her to anyone in the market to buy or sell. She knew when to hold our hands and she knew when to step away and let us make our own decisions. She cautioned us when it was necessary and was available to answer questions whenever we had them. She had the integrity to tell us the truth even when it wasn’t necessarily what we wanted to hear and she had the knowledge and experience to back up everything she said.
